Procedure of Purchase

STAGE 1 – FIXED PRICE TENDER

  • Client pays a non refundable $750 initial deposit
    (vacant block) to secure the current pricing and promotion ($1,450 for knockdown and rebuild).
  • Eden Brae Homes arranges for a soil test, survey and contours plan.
  • A fixed price tender is prepared for presentation at Eden Brae’s head office
    (business hours Monday – Friday).
CLIENT REQUIREMENTS:
  • Clear copy of subdivision plan or linen plan if land is unregistered.
  • List of standard variations and display options. (Structural variations may delay tender preparation time and site start allocation date).
  • Indicative/preferred siting of house on land.
NOTE:
  • Clients have sought financial advice and are aware of their borrowing capacity.
  • Sale of an existing property is not required in order to proceed with contract signing, payment of 5% deposit and construction.
  • Deposit non refundable.

TENDER PRESENTATION and ACCEPTANCE:

  • Client accepts tender and pays further non refundable $2,500 deposit to prepare working drawings.

CLIENT REQUIREMENTS:

  • Tender appointment must be attended at the designated time/date and accepted within 7 days to maintain allocated site start date and fixed pricing.

NOTE: 

  • No further structural changes to be made after contract signing.
  • Upon tender acceptance, sample HIA building agreement will be provided for review.
  • Construction must commence by the later of the allocated site start date or 6 months from the initial deposit in order to maintain current pricing.

STAGE 2 – BUILDING AGREEMENT

  • Working drawings and building agreement are prepared.
  • Client signs building agreement at Eden Brae’s Head Office and pays a non refundable 5% deposit of the contract price (less previously paid deposits).

CLIENT REQUIREMENTS:

  • Contract appointment must be attended at the designated time/date and accepted within 21 days of tender acceptance to maintain allocated site start date and pre site fixed pricing.
  • Letter of finance offer.
  • Proof of land ownership.
  • Progress on land registration (if unregistered).
  • Letter of consent to lodge plans from the current land owner (if not yet settled).

NOTE: 

  • Contract terms and conditions cannot be varied.
  • Some estates and councils may require completion of external colours, landscaping plan and hydraulic designs prior to lodgement of D.A.
  • Construction must commence by the later of the allocated site start date or 6 months from the initial deposit in order to maintain current pricing.

STAGE 3 – APPROVALS

  • BASIX approval.
  • Developer approval (if applicable).
  • Eden Brae Homes to lodge plans with council.
  • Water board approval completed.
  • Building approval received.
  • Other statutory requirements.

CLIENT REQUIREMENTS:

  • Signed mortgage documents or owners capacity to pay.
  • Proof of ownership of land.

HOME OPTION GALLERY:

  • Colour selections, electrical and kitchen upgrades are to be finalised at the Home Option Gallery during business hours – following contract signing.

NOTE: 

  • Basix approval is subject to house type and orientation.
  • Approval times will vary depending on the estate, developer and the relevant council.
  • All applications are strictly subject to council approval and allocated site start date maybe affected.
  • All applications are strictly subject to developer and council approval. Additional requirements will be the responsibility of the client and may affect the allocated site start date.

STAGE 4 – SITE START

  • Final construction and engineering drawings completed.
  • Finance authority to commence construction received from clients’ finance provider.
  • Order materials.
  • Commence construction.

PROGRESS PAYMENTS:

  1. 5% deposit (less previously paid deposits)
  2. Slab – 20%
  3. Frame – 25%
  4. Brickwork – 20%
  5. Linings commencement – 20%
  6. Completion – 10%

NOTE: 

  • In the absence of bank finance, cash clients need to meet conditions of building agreement.
* Allocated site start date, pricing and above procedures are based on greenfield sites and are subject to but not limited to developer/BASIX/council and other statutory bodies approvals, land registration, location and conditions of site services, amount of structural variations, tender/contract acceptances within 7 days respectively. ONSITE*

STAGE 1 – Base Stage

  • Site start with set out. Excavation of site where required. Underslab drains laid and concrete slab poured. Base Stage complete.

CLIENT REQUIREMENTS:

  • Progress payment to be authorised by client and forwarded to lending institution for payment within 7 days.

NOTE: 

  • Site supervisor will make an introduction call to you.

STAGE 2 – Frame Stage

  • Frame constructed, roof trusses installed.
  • Frame stage complete.

CLIENT REQUIREMENTS:

  • Progress payment to be authorised by client and forwarded to lending institution for payment within 7 days.

NOTE: 

  • Site supervisor can be contacted to arrange a site meeting (if required).

STAGE 3 – Brickwork Stage

  • Plumbing rough ins completed.
  • Brickwork completed.
  • Brickwork stage complete.

CLIENT REQUIREMENTS:

  • Progress payment to be authorised by client and forwarded to lending institution for payment within 7 days.

NOTE: 

  • Site supervisor can be contacted to arrange a site meeting (if required).

STAGE 4 – Lock up Stage

  • Roof tiles installed.
  • Statutory authority inspection complete.

STAGE 5 – Commencement of Linings

  • Electrical, security, ducted vacuum and air conditioning ductwork (if applicable) rough ins completed. Wall insulation installed (if applicable).

CLIENT REQUIREMENTS:

  • Progress payment to be authorised by client and forwarded to lending institution for payment within 7 days.
 

STAGE 6 – Practical Completion Stage

  • Painting, wall and floor tiling complete. All electrical, plumbing, heating and vacuum systems fitted off.  Shower screens, mirrors and splashbacks installed.  Door furniture, robe rails etc. to be installed.
  • Progress payment to be authorised by client and forwarded to lending institution for payment within 7 days.
  • Bank requirements at settlement will need to be met for funds to be released. You will need to contact your lender for further details.

STAGE 7 – Settlement

Practical completion inspection of your new home to be carried out.

CLIENT REQUIREMENTS:

  • Owner to inspect home with an Eden Brae Homes representative. Final payment to be paid at settlement by bank cheque or cash only.

NEW HOME CARE WARRANTY

STAGE 1: 3 Month Maintenance

Maintenance inspection carried out 3 months from Practical Completion Inspection. Owner will meet with an Eden Brae New Home Care representative to inspect your new home during business hours (business hours Monday – Friday).

STAGE 2

Any subsequent works from the inspection will be carried out as agreed with the owner. Maintenance works completed during business hours (business hours Monday – Friday).
