However, applying for the First Home Owner Grant can be a complicated process.

How much is the First Home Owner Grant?

The NSW First Home Owner Grant scheme helps eligible first home owners to purchase a new home or build their new home by offering a $10,000* grant.

  • Building of new home – the total value of the contract is up to $750,000.

  • Purchase of new home - up to $600,000.
    (New Home – is a home that has not been previously occupied or sold as Place of residence and includes a home that has been substantially renovated & a home built to replace demolished premises).

First Home Buyers Assistance Scheme.

Vacant Land – Stamp Duty exemptions and concessions for the purpose of building a home:

  • Valued up to $350,000 = FULL STAMP DUTY EXEMPTION
  • Valued between $350,000 and $450,000 = STAMP DUTY CONCESSIONS APPLY.
  • Effective July 1, 2017

First Home / New Home (FHNP) - Stamp Duty exemptions and concessions:

  • New and old properties up to $650,000 = No Stamp Duty.
  • New and old properties between $650,000 - $800,000 = concessions apply
  • Effective July 1, 2017

How do I apply for the First Home Owner Grant?

You can apply directly through the Office of State Revenue or we can guide you through the application process at no extra cost.

How do I know if I’m I eligible for the First Home Owner Grant?

The Office of State Revenue has very specific criteria that you need to meet to ensure you are eligible for the First Home Owner Grant. At time of writing, these criteria are as follows:

  • The contract date must be on or after 1 July 2017
  • The home is a brand new home
  • You are over 18
  • You or your spouse (including de facto spouse) have never held a relevant interest in any residential property in Australia
  • The value of the property must not exceed the First Home Owner Grant Cap of $750,000
  • You have not received a first home owners grant in any State or Territory, unless subsequently repaid
  • You need to live in the home for a continuous period of at least 6 months
  • At least one applicant is a permanent resident or Australian citizen
  • Each applicant must be a natural person and not a company or trust.

When will I receive the Grant money?

If you make your application through your financial institution the funds will be available for the first progress payment for a building contract, or at settlement for a completed home. If you apply directly to the OSR the grant may not be available until after completion and your name is registered on the certificate of title.
