What do I need to bring along to my appointment?

To begin your knock down rebuild home, please bring:

  • Full copy of your Contract of Sale of Land, including your Land Title
  • Any initial ideas about which new home design you like including your preferences for floor plans and facades to suit your lifestyle
  • Estimate of your budget

Will Eden Brae take care of demolishing my old house?

We can give you advice with regards to demolition, but as the owner demolition is your responsibility. Please read our Demolition Tips before beginning the demolition of your old home.

Will you visit to inspect my block?

Yes. Our KDR specialist team will visit your site to ensure that site orientation, access, and other variables are examined prior to preparing your tender. At Eden Brae we understand that every block is unique and several critical factors must be reviewed and addressed prior to presenting you with your tender.

Which design would suit my KDR home?

Can I make changes to the design of my dream home?

Your KDR consultant will work collaboratively with you to show you all inclusions and additions to your new home design. The type of changes you can make may depend on: 

  • Which new home design you prefer
  • Your block of land: slope, orientation, soil type etc.
  • Home budget

What is the cost of a knock down rebuild home?

The exact cost of your KDR home will depend on which home design you choose and also the type of block you want to build on. Your KDR specialist will provide you with an accurate cost after your initial consultation, including all inclusions and any requested add-ons.

How long will it take to build a KDR home?

Do I need a soil test, survey or planning certificate?

Yes, you’ll need all of those but we’ll help you: 

Your Eden Brae KDR specialists will undertake a soil test to thoroughly examine your site’s composition and to understand what lies beneath the surface. Once your soil test has been completed, the foundations of your new home can be designed and priced accurately.

Site surveys will be assessed to determine the fall of your block and gauge the soil type and design the right foundation and slab for your home. The site survey will produce a drawing of your new home showing the slope (fall) of your land, service connection points and easements, and any existing features (e.g. trees).

A section 149 planning certificate provides information on how your property may be used and the restrictions that apply to development (these may impact site development and site costs). Some of these include (but are not limited to):

The zoning of your property,

  • Relevant planning controls,
  • Subdivision history,
  • Easements,
  • And whether your land is flood or bushfire prone.

A section 149 planning certificate provides more certainty in your tender process and for complying development applications.
